The Station district is a unique market with Luxembourg’s central station (Gare de Luxembourg) as the defining feature, servicing 52,000 passengers every weekday. Mobility does not stop here, as the tram line extends in front of the train station north through the CBD to Findel Airport and south to the growing Cloche d’Or district. Typical of major train stations, there is a lot of activity just steps from the platforms. With its plentiful shops, cafes, restaurants and services, it has the next best amenity offer in the country outside of the CBD.

The Station district is the third largest office market in the Grand Duchy, counting almost 500,000 sqm on offer. Offices are spread throughout the district with notable concentrations around the train station, to the north around Boulevard d’Avranches and the top of Avenue de la Liberté. The area around the train station is in the midst of a renewal, where 100,000 sqm of office has been (re)developed over the last six years. There is a strong public presence here, mostly from the Luxembourgish State, but also the Publications Office of the EU. Other major occupiers include ING, Mediahuis, Post Luxembourg and EFA.

Around the intersection of Rue du Fort Neipperg and Boulevard d’Avranches is another cluster. The Luxembourg National Railway Company and House of Startups can be found here. West of here around the top of Avenue de la Liberté before Pont Adolphe is a neighborhood with a character all its own. It offers stately, Haussmann-styled buildings, typically occupied by banking, finance, private wealth and professional tenants over ground-floor boutiques. Overall, the Station market has a dynamic of high rents and low vacancy.

Major changes are happening here spanning office, retail and residential development that are not seen in any other city district. Three office buildings across from the station are presently being totally renovated/redeveloped. The Avenue de la Gare retail high street is experiencing substantial investment to update its image, attract new retailers and diversify its uses. The Hollerich district is being completely redeveloped with the goal of adding 6,000 homes, offices and supportive services and new train and tram infrastructure that will greatly expand the living potential of this dynamic neighborhood.

Overall, the Station district is a lively market matched only by its busy roads and rails. Companies with a high reliance on public transport or wanting a great amenity set on their doorstep should consider this for their next move.
